Incorrectly installed circuits can pose a substantial risk of shock or fire. We confirm ring mains are continuous and well connected, and that cable sizes are adequate for their use.

It's quite common for items to break down over time. Damaged sockets and enclosures are especially dangerous as they expose people to live parts. Damage can let in debris and water — so every item must be in good condition and in its correct environment. We thoroughly check for offending items and incorrectly installed parts.

What do I do if my
EICR fails?

An EICR is issued after testing and inspection is complete. It will often contain some observations along with a relevant code. The code indicates the severity of the issue — from high risk down to a recommendation for improvement.

If you have any immediate or potential dangers highlighted, your EICR will have an unsatisfactory outcome. Any immediately dangerous items will be brought to your attention by the inspector, who will also offer guidance on the best way to reach a safe outcome.

A satisfactory result may come with some suggestions for improvement. These are usually where a situation could be improved but doesn't mean the existing situation is unsafe — they won't fail a test alone and are at your discretion.

In rare cases, some circuits may have to be disconnected to ensure the safety of lives and property.

Yes. Since 2020, landlords in England are legally required to have a valid EICR carried out every 5 years, and to provide a copy to tenants and the local authority on request. You must provide a copy of the EICR to your existing tenants within 28 days of the inspection, and to any new tenants before they move in.
